Valašské Meziříčí

The new development project ARETE PARK Valašské Meziříčí will provide over 25,000 sqm of premium space for light manufacturing, assembly, and logistics. In the summer of 2024, the third phase of construction was successfully completed in collaboration with an existing esteemed tenant, DB Schenker. The manufacturing and storage spaces meet the latest technological and environmental standards. The park features state-of-the-art solar panels with a total capacity of 999 kWp and charging stations for electric cars and trucks, in line with the group’s ESG strategy. The solar power plant annually supplies 950 MWh of clean energy to DB Schenker, with the surplus electricity delivered to the distribution grid. Additionally, two biotopes have been created within the park—a wetland for amphibians and a unique “frog castle,” offering shade, water access, and shelter from predators or during winter. These biotopes were developed in alignment with ARETE Group’s ESG strategy, not only to enhance the sustainability of our developments but also to increase the value of the fund’s assets. Park with its unique location provides excellent accessibility to the motorway network through a newly built connection to the D48 motorway enabling smooth transport in the direction Brno – Ostrava – Poland. A major transport advantage is the direct connection to the Slovak transport network. At the same time, the location is very attractive due to good access to the labor force and historical orientation towards light and heavy industry. This project was implemented with financial support from the European Union under the National Recovery Plan. The project involved the installation of a photovoltaic system aimed at increasing energy self-sufficiency and reducing the environmental impact of operations. What is the goal of the project? The purpose of the project is to install a rooftop photovoltaic power plant with an installed capacity of 999 kWp without battery storage at the project site in the village of Lešná, on parcel no. 590/4, LV 626, cadastral area of Lhotka nad Bečvou, building no. 102. Reducing the carbon footprint of local and nationwide electricity generation in the Czech Republic Reducing the need for centralized electricity supply and increasing the site’s self-sufficiency in meeting daily electricity demand Increasing the share of renewable energy sources in the target location and the overall share in the Czech Republic Collaboration with a logistics center on the supply of green electricity What changes are expected? Reduced electricity supply to the plant site. Increased local electricity production. The project’s implementation will also lead to increased electricity consumption from renewable sources and reduced consumption of energy from non-renewable sources. The implementation of this project thus has a clearly positive impact on the environment. Pilsen

ARETE Park Pilsen Borska pole will provide a total of 17,800 sqm of premium space for light production, assembly and logistics. The park is currently leased to four reputable tenants: Zásilkovna, Megatech, GIENGER, and Oxymetal. At the end of 2023, the construction of the park’s third logistics hall was completed for a new tenant, the French company Oxymetal, which specializes in metal processing and the production of metal components for various industries, including automotive, energy, and construction. In March 2024, an extension of approximately 2,000 sqm was handed over to Zásilkovna, which has been utilizing space in the park’s first hall since 2023. The urban location connected directly to the D5 highway, the most importnant logistics corridor from Prague to Germany, still provides good access to manpower. The skilled workforce is recruited from local schools, and in addition, Pilsen is gradually becoming a destination for relocation from less attractive locations in the Czech Republic. It is not only about logistics and production, but above all about hugh-tech research and development centres and other highly qualified activities. The industrial park project in Plzeň is also exceptional in that it is the first complete modernisation of a brownfield site, which involved the complete revitalisation of a former meat processing plant.
Kežmarok

The industrial park serves not only for production and storage, but also as a global research & development center of the company Hengstler, which is engaged in the development and production of highly specialized metric devices. Hengstler, with a 150-year history, is part of the globally operating American industrial and technological group FORTIVE (on the NASDAQ/NYSE listed company). The property in Kežmarok meets the highest parameters of category A of industrial real estate. There are expansion plots for future development of the park. The park is characterized by good transport accessibility and there is plenty of skilled labour in place.
Zdice

ARETE PARK Zdice provides nearly 25,000 sqm of premium space for light manufacturing, assembly, and logistics upon the completion of all development phases. The specifications for the production and storage spaces meet the latest technological standards. The park is strategically located in close proximity to the D5 highway, between Exit 22 and Exit 28. The current premises are leased to three renowned companies. Among its tenants is Hronovský, a leading supplier to the European automotive industry with over 30 years of experience, as well as DaniDarx, the owner of the e-shop Trenýrkárna.cz and a manufacturer of underwear in the Czech Republic. In June 2024, we completed the construction of a standalone logistics hall for Kuehne+Nagel, the Czech subsidiary of the global logistics provider, which has opened a cross-dock facility at the site. The unique location of the logistics park enables dual-sided accessibility and, combined with the nearby workforce from the Beroun, Zdice, and Prague regions, offers unparalleled potential for the development of production and storage capacities.
