Zgorzelec-Görlitz

ARETE Park Zgorzelec-Görlitz represents the latest addition to the ARETE INDUSTRIAL fund portfolio. The acquisition of this significant logistics park in western Poland was completed by ARETE at the end of September 2024, marking the group’s expansion beyond the Czech and Slovak Republics into the Polish market. Located in the border town of Zgorzelec between Poland and Germany, the park is a Class A logistics facility offering approximately 65,000 sqm of leasable area. The property is fully leased on a long-term basis to prestigious tenants: Dr. Schumacher, a leading European producer of disinfectants and hygiene products, and ID Logistics Polska, which operates a distribution center here for the global e-commerce giant Amazon. Zgorzelec boasts numerous advantages for logistics and industrial activities. Its strategic cross-border location ensures seamless access to both the German and Polish markets. The area is well-connected to major highways, including the A4, which forms part of the Third European Transport Corridor, enabling efficient transport to major cities like Dresden, Berlin, and Wrocław. The region also offers access to a skilled workforce from both Poland and Germany and serves as an industrial hub focused on manufacturing, retail, and services. ARETE Park Milovice is located near the D10 and D11 highways and near the Prague ring road. Milovice is within driving distance of Prague, Mladá Boleslav, Liberec or Dresden, which makes it an ideal location for the automotive industry. Company AAS Automotive s.r.o. is the long-term tenant, which is part of the strong international company Decotek Automotive. Decotek specializes in the production of longitudinal and transverse roof racks. The site covers an area of more than 8,000 sqm with another 9,300 sqm in the pipeline.
Rokycany II

The modern logistics complex ARETE Park Rokycany II is the largest development to date within the ARETE INDUSTRIAL fund, offering approximately 30,000 sqm of premium warehouse and adjacent office space. This state-of-the-art logistics hall boasts the latest technological and environmental standards, fully aligned with the ESG principles at the core of ARETE Group’s strategy. The tenant benefits also from the facility’s strategic location near the D5 highway. The sole long-term tenant of the park is the German logistics company Thomas Duvenbeck Immobilien, part of the British investment group Waterland. The hall is utilized for logistics purposes and serves as the company’s largest consolidation center in Europe. With its prime location, the park integrates seamlessly into the network of key European storage and distribution hubs of the group. Additionally, the facility is distinguished by its extensive office space, spanning 4,000 sqm.
Dunajská Streda

The logistics park complex, spanning nearly 30,000 sqm, is located near Dunajská Streda, approximately 40 km from Bratislava. Its tenant is BSK Transports, part of the Italian Bracchi Group, which has a long-standing presence in Slovakia. ARETE Park Dunajská Streda is strategically positioned at the tri-border area of Slovakia, Hungary, and Austria, within driving distance of Bratislava, Budapest, and Vienna—making it an ideal location for a logistics park. The site also benefits from excellent connectivity to the highway network and proximity to the industrial hub of Dunajská Streda, one of Slovakia’s most dynamically growing economic centers. The building meets high technical Class A standards and is equipped with state-of-the-art technical parameters. The site covers an area of almost 30,000 sqm. An additional 12,700 sqm is in the pre-development phase, with rental spaces available within 8 months from the start of construction. The expansion will offer new, modern spaces for storage, logistics, light manufacturing, as well as customized office and social areas. As part of its ESG strategy, the expansion includes the option to build a photovoltaic power plant. Units starting from 3,000 sqm will be available for lease.
Rokycany I

ARETE Park Rokycany I is located directly at exit 62 of the D5 highway, which is the main traffic artery connecting Prague and neighboring Germany. The park meets the high transportation requirements of prestigious creditworthy tenants who use these premises for logistics and light manufacturing needs. Rokycany also provides an adequate labor force base. Technical specifications meet the highest requirements of environmental certifications, and the entire park is constructed with a view to the adopted policy of responsible and sustainable business (ESG), including obtaining BREEAM certification. Both halls within the complex are leased to prestigious multinational tenants. The tenant of the first hall is Raben, which offers comprehensive customized logistics services. The second hall, to be used by two tenants with whom long-term lease agreements have been signed, will be completed during the year 2024. The spaces will be used for light manufacturing. One of the tenants is Safran Cabin, a global leader in manufacturing aircraft cabin interiors for commercial, regional, and business aircraft. Headquartered in Southern California, the company has twenty-five branches worldwide across ten different countries and employs over nine thousand people. Another tenant is the Czech subsidiary of the French company Hutchinson, a global leader in vibration control, fluid management, and sealing technologies. With 40,000 employees in 25 countries, the company focuses on creating safer, more comfortable, and more sustainable mobility across air, land, and sea, delivering innovative solutions to highly demanding markets.
Beluša

The site in the Slovak town of Belusa, benefits from a direct connection to D1 and one of the main hubs in Slovakia. The site consists of approx. 11 000 sqm of prime production space and up to 5 200 sqm of expansion space for the development of the site. The site is leased on a long-term basis to Booster Precision Components, which has established a “Centre of Excellence” for the variable turbine geometry group at the site, specialising in precision machining of special alloys and complex assemblies.
Vráble

ARETE Park Vráble is a state-of-the-art manufacturing facility with a long-term stable tenant, located near one of the key industrial hubs in Nitra, Slovakia. It serves as the production and logistics center for Nanogate Slovakia, s.r.o., benefiting from its well-established manufacturing and logistics infrastructure. The park offers over 16,000 sqm of production space. Nanogate is a leader in the field of plastic injection moulding and provides its clients with services ranging from manufacturability analysis, pre-design, design of alternative materials and technologies, mould production, PPAP documentation to the design of logistics solutions.
Valašské Meziříčí

The new development project ARETE PARK Valašské Meziříčí will provide over 25,000 sqm of premium space for light manufacturing, assembly, and logistics. In the summer of 2024, the third phase of construction was successfully completed in collaboration with an existing esteemed tenant, DB Schenker. The manufacturing and storage spaces meet the latest technological and environmental standards. The park features state-of-the-art solar panels with a total capacity of 999 kWp and charging stations for electric cars and trucks, in line with the group’s ESG strategy. The solar power plant annually supplies 950 MWh of clean energy to DB Schenker, with the surplus electricity delivered to the distribution grid. Additionally, two biotopes have been created within the park—a wetland for amphibians and a unique “frog castle,” offering shade, water access, and shelter from predators or during winter. These biotopes were developed in alignment with ARETE Group’s ESG strategy, not only to enhance the sustainability of our developments but also to increase the value of the fund’s assets. Park with its unique location provides excellent accessibility to the motorway network through a newly built connection to the D48 motorway enabling smooth transport in the direction Brno – Ostrava – Poland. A major transport advantage is the direct connection to the Slovak transport network. At the same time, the location is very attractive due to good access to the labor force and historical orientation towards light and heavy industry.
Pilsen

ARETE Park Pilsen Borska pole will provide a total of 17,800 sqm of premium space for light production, assembly and logistics. The park is currently leased to four reputable tenants: Zásilkovna, Megatech, GIENGER, and Oxymetal. At the end of 2023, the construction of the park’s third logistics hall was completed for a new tenant, the French company Oxymetal, which specializes in metal processing and the production of metal components for various industries, including automotive, energy, and construction. In March 2024, an extension of approximately 2,000 sqm was handed over to Zásilkovna, which has been utilizing space in the park’s first hall since 2023. The urban location connected directly to the D5 highway, the most importnant logistics corridor from Prague to Germany, still provides good access to manpower. The skilled workforce is recruited from local schools, and in addition, Pilsen is gradually becoming a destination for relocation from less attractive locations in the Czech Republic. It is not only about logistics and production, but above all about hugh-tech research and development centres and other highly qualified activities. The industrial park project in Plzeň is also exceptional in that it is the first complete modernisation of a brownfield site, which involved the complete revitalisation of a former meat processing plant.
